Know what a greenfield site can really yield, before you buy it

Rural land comes with a brochure that says "development potential". This tells you how much of it you can actually build on, what it's worth, and what's still to do, from the lot number alone.

We're building it now, for NSW first.

One report with the numbers that decide the deal

The answer first

The asking price against what the site supports, and the chance of rezoning it needs. You know in a minute whether to walk away, make an offer or negotiate.

The land, mapped

Every constraint taken off once, so you see how much is left to build on and how many lots that is.

What it's worth

Profit and yearly return if it's rezoned, the loss if it isn't, and how much cash is tied up at once.

Your due diligence plan

Every check and study still to do, in order, with what each costs and how long it takes.

Know what due diligence will cost before you start

Every check and study the site needs, in the order you'd do them, with costs and approvals. Tick them off as you go, and the report shows your progress.

  3. Add what you knowYour flood study, survey, ecology report or sales replace the public maps. Your files stay in your own workspace.
  4. Share the reportUnder your own name and logo, as a PDF for your partners, lender or investors.

Who it's for

Developers

A fast "no" on most of the sites you're sent, and a solid "maybe" on the few worth chasing.

Investors and lenders

The same analysis in the same layout for every deal, so you can compare them and see the downside, not just the pitch.

Planners and consultants

A first look in an hour instead of days, so your time goes on the judgement calls.

What it is, and what it isn't

It's a screening tool: a fast, honest first look. It isn't a planner's assessment, a valuation or financial advice. Every report says what it couldn't check, such as flood land where no flood map is published, so you know where the figures may read high.

We've tested it against published planning proposals. On a Goulburn site, the land it found to build on came within 12% of the planner's figure, from public maps alone.
