How many lots can your land carry?

The quick answer people give is the site area divided by the lot size. That number is almost always too high, because creeks, flood land, bushland, steep ground and bushfire buffers come off first, then roads and parks. Put in your site and see the real number.

Your site

Filled in with our made-up sample site. Change any number.

Land that comes off (ha)

Count each piece of land once. If a creek corridor is also flood land, put it under creek corridors only.

Not sure about the creek? NSW sets a corridor each side of a creek by its stream order: 10 m for a first-order creek, 20 m for second, 30 m for third and 40 m for fourth order and up. Put in the length of creek on the site and we'll work out the corridor.

Lots

After roads, parks and drainage, about two thirds of the land you can build on usually ends up as lots. Our reports start at 68%, and you can change it.

A first estimate only. A real layout depends on the shape of the land, roads and council's rules.

Your next step: check the land properly

The calculator is only as good as the numbers you put in. The hard part is knowing how much each creek, flood zone, patch of bushland and bushfire buffer really takes off. That's the next step in your due diligence, and it's what our report does for any NSW lot:

  • It maps every constraint from the NSW Government's own data and takes each one off once, so nothing's counted twice.
  • It sketches roads and lots across the land you can build on.
  • It works out what the land is worth today, weighed by the chance of rezoning, against the asking price.
  • It lists the checks and studies still to do, in order, with what each one costs.
